Straight lines, and cuts in the right place

The terraces running back from the river through Erith and up into Northumberland Heath were built with encaustic and geometric tiled floors in the hall and on the front path, and a great many of them are still there under sixty years of carpet, lino and bitumen. Bringing one back is one of the most satisfying jobs in tiling and one of the few that genuinely adds value to the house. It is also slow, careful work that has nothing in common with laying a modern floor. The old adhesive has to come off without taking the glaze with it, which means poulticing and patience rather than a grinder. Cracked and missing tiles have to be matched, and the Victorian sizes are not the ones sold today, so replacements come from reclaim or from the small number of makers still producing the original patterns. The bed underneath is usually lime mortar on hardcore, and it wants relaying in something compatible rather than a rigid modern adhesive that will crack the tiles it is supposed to hold. Finally the whole floor has to be sealed with a breathable sealer, because these floors have no damp proof membrane under them and never did — seal one with the wrong product and the moisture that has always passed through it gets trapped and the tiles blow. We do that work, and we also do everything modern alongside it: bathrooms and en-suites, kitchen splashbacks, floor tiling through kitchens and utilities, wet rooms tanked properly, and regrouting and resealing where the tiling is sound but the finish has gone. Frequently asked questions

Can my original hall tiles be saved?

More often than people expect. Lift the carpet and the underlay in an Erith terrace and the encaustic floor is usually still there under the old adhesive. Cracked and missing tiles can be matched, and the rest cleans back — it is slow, careful work rather than a lost cause.

Why can't you just seal it with normal sealer?

Because these floors were laid straight onto hardcore with no damp proof membrane and never had one. Seal one with a modern non-breathable product and the moisture that has always passed through gets trapped underneath and the tiles blow. It has to be a breathable sealer.
